Initial Consultation

When you schedule a call with us, we will get to know your needs and project, and will introduce you to our process. After, we will schedule a site visit on the property. Then, we will send you a preliminary budget to give you an idea of where you’re sitting budget-wise.

Design & Vision

As people who love design, Lumen Homes will help bring your vision and style preference to life. Whether we work with your architect/designer or you choose to work with ours, we take this stage seriously. Our architectural and design questionnaire will get to know your exact vision, wants and needs. Conceptual drawings will convey the overall intent, and upon approval, real elevations are developed. Our design process is rooted by our philosophy that each client, site, and home is unique.

Preconstruction & Estimating

Our expertise in estimating ensures that your dreams align with your budget through detailed specifications and a budget that outlines all aspects of construction. In this step we dial in your budget, gather subcontractor bids, and finalize the schedule and contract. We will closely examine factors that will impact your project such as zoning, cost, site, and existing home constraints, giving you all you need to make an informed decision and move forward with confidence. If certain decisions cannot be made at this point, we can determine accurate allowances with our vendors and trades to keep the budget in check.

Construction

As your home takes shape, our project manager, superintendent, and site engineers coordinate the construction of the home with our trusted subcontractors. Our construction scheduling and management is divided into 8 phases: Buyout, Pre-construction, Demolition, Underground, Above Ground, Exterior Finishing, Interior Finishing, and Close Out. We will have site-walks throughout the construction phase as major trades finish to ensure accuracy. Communication is our number one priority during this phase. We hold OAC (Owner-Architect-Contractor) meetings monthly to confirm details and stay in touch. Our team will sweat the details to ensure that each home is constructed to reach its maximum potential.

Close Out & Warranty

The closing phase involves walkthroughs and final touches as we ensure everything meets our standards. Once the the punch list and final walk through is complete, the keys are yours and your home is ready to enjoy. The warranty process begins on your closing/move-in date, and our office staff will help take care of your roof, window, and door warranties and provide you our Lumen Homes Limited Warranty. Our warranty process is our promise to be committed to you long after the project is complete.
